How we work

Most deals fail because they were never properly prepared.

That is true regardless of the lender, the site or the rate environment. Our process exists to remove the failure points before a lender sees the deal, and to hold the transaction together through the stages where it usually stalls.

The process

Six steps, and we are present for all of them.

Most brokers introduce and step back. We manage valuation, legal, monitoring and drawdown, which is where deals actually stall.
01
Consultation
Initial consultation
We understand you, your objectives, your track record and the specifics of the project before any funding strategy is discussed.
✓No assumptions about lender fit before we understand the deal
✓Track record, equity position and exit strategy covered at this stage
✓We identify likely friction points before they become problems
02
Strategy
Funding strategy and lender selection
We shortlist lenders on deliverability, structure and suitability for your priorities, not on headline pricing.
✓The shortlist is built around your project, not our panel relationships
✓Structure is designed before lenders are approached
✓We tell you what is realistic now, not after you have paid for a valuation
03
Preparation
Lender preparation and due diligence
We prepare lender-ready information, engage senior underwriters directly, and establish alignment on both the borrower and the project before the process moves on.
✓The pack anticipates underwriting questions rather than answering them late
✓Senior underwriter engagement from the outset
✓Weak or incomplete applications are fixed before submission, not after
04
Coordination
Valuation, monitoring and legal coordination
We manage valuation expectations, monitoring surveyor engagement and legal coordination through the stage where deals most often lose momentum.
✓Comparable evidence goes to the valuer proactively
✓IMS inspections scheduled and managed to protect drawdown timelines
✓Legal coordination maintained so the final stage does not drift
05
Completion
Completion
We coordinate every party, lenders, valuers, solicitors and existing funders, through to a clean and timely completion.
✓All completion requirements tracked and managed
✓Outstanding items resolved before they delay drawdown
✓You are kept informed throughout
06
Drawdown and exit
Ongoing support and exit planning
We stay involved beyond drawdown, managing lender relationships and advising on refinance, extension, exit or the next scheme as circumstances change.
✓Drawdown schedule managed in line with IMS milestones
✓Refinance and exit options discussed well ahead of facility expiry
✓Funding for future projects considered as part of the advisory relationship
Strategic debt advisory

When funding decisions affect more than one project.

As a property business grows, capital decisions stop being project-specific and start being structural. A facility that works for one scheme can constrain the next. Leverage that looks manageable today can limit future acquisitions. A lender relationship that serves a single deal may not serve a portfolio.
Multiple live developments
Running concurrent schemes without one stalling the others, and without a facility on one site constraining what you can do on the next.
Portfolio growth
Scaling while keeping access to capital, and without leverage today closing off the acquisition you want to make next year.
Room for future acquisitions
Preserving borrowing capacity, and avoiding facility structures that quietly block the next opportunity.
Equity and cashflow
Keeping dilution down and liquidity available across the business, not just on the scheme in front of you.
Phased delivery
Multi-phase schemes that need staged funding and equity released between phases rather than at the very end.
Advisory is about understanding trade-offs. A simpler structure is not always the right structure. A lower rate can carry constraints that limit growth. Higher leverage can create flexibility or introduce risk, depending on how it is deployed and what sits alongside it. We model the alternatives rather than presenting one.
Common questions

How we work with you, answered straight.

What advisory actually is, what it costs, and what happens when something goes wrong mid-project.
What is the difference between debt advisory and finance brokerage?

Advisory builds a capital strategy. We look at what the business is trying to do and design debt structures that support it. Brokerage finds a lender for a specific product.

Both have their place. Brokerage works well for a straightforward single facility. Advisory earns its keep when you are managing a portfolio, refinancing complex debt, stacking lenders, or trying to get capital working harder across the business.

How much does it cost?

On development finance, 1% of the facility, payable at completion. On bridging, our fee usually comes out of the lender's arrangement fee rather than on top of it. The details are set out in our terms of business.

Do you work with first-time developers?

Yes, though we are selective. A first-time developer needs more than an introduction: a structured proposal that addresses the risk, and access to lenders who will genuinely fund an inexperienced borrower.

If a project is not fundable we will say so immediately. See first-time developer finance.

How long does it take from start to completion?

It follows the complexity. A simple refinance can be 3 to 4 weeks. Stacked facilities or portfolio financing across several projects can be 8 to 12 weeks or more. We give a realistic timeline up front and manage the process to hit it.

Can you structure equity as well as debt?

Yes, selectively. Our equity partners are relationships we protect, so we only put forward schemes and sponsors we would back ourselves: a costed appraisal, a credible track record and a profit that can carry a share. If yours is not there yet, we will tell you what would get it there.

What happens if lenders reject the proposal?

We only approach a lender when we think the project works and they are likely to back it. If one declines we find out why and, where it matters, reassess the structure.

We would rather find the right answer than shop the same proposal round the market until someone says yes.

Can you help if I am mid-project and my lender is causing problems?

Yes, and it is more common than you would think: frozen drawdowns, disputed valuations, covenant breaches, a relationship that has simply broken down.

We will assess the position, negotiate with the existing lender where that fixes it, or source replacement facilities to get you out. Time-sensitive situations get prioritised, because construction delays cost money.

Bring us a scheme.

Send the site, the numbers and the programme. We will tell you what is fundable and what needs work before anyone approaches a lender.
