Bridging finance calculator

What a bridge costs, and what actually clears on day one.
✓
Priced on the balance at redemption
Interest is rolled and compounds to the day you repay, not to the end of the term. That is what sets the balance a lender has to see covered.
✓
Gross and net are different numbers
The headline loan to value is the gross facility. What actually clears to you is that less the arrangement fee and the rolled interest, and it is the only number that buys anything.
✓
For a purchase, a raise or a short hold
The arithmetic is the same whether the bridge funds a purchase, releases equity or holds a property between two positions. The exit is what changes.

Indicative only. Not an offer, a lending decision or financial advice.

Loan to value is measured against open market value and caps the balance at redemption, not the day one drawdown. Rates start from 0.55% per month. Some lenders offer stepped rates from 0.35% for the first months that rise sharply afterwards, so we compare the blended cost over the term, not the opening rate. These figures cover the arrangement fee and the rolled interest only. They make no allowance for the lender's valuation or legal fees, which are payable in addition. Results depend on a full valuation, the sales evidence and individual lender criteria.

What the calculator assumes
A bridge is sized against the open market value of the security, up to 75%, and priced on the balance at redemption rather than the day one drawdown. Interest is rolled at 0.65% a month and compounds to the point you repay, and a 2% arrangement fee comes out of the advance. The figures cover the fee and the interest only: the lender's valuation and legal costs are payable on top. It models unregulated bridging against investment and development property. A bridge secured on a home you or your family live in can be a regulated loan, and not one we arrange.

Indicative, and not an offer. What a lender will actually do depends on the scheme, the borrower and a full valuation.
What to have ready

The estimate is only as good as what goes into it.

Each one is something a lender will ask for anyway. Having it to hand is the difference between a number and an appraisal.
✓The property, and its open market value with evidence
✓What the money is for, and how much of it you need on day one
✓How long you need it, and what happens if that runs over
✓Your exit: sale, refinance to term, or letting, with evidence
✓Your contribution, and where it is coming from
✓Any works planned, with a schedule, if value is being added
